Multnomah County court records show that while businesses were forcibly removed by landlords in all four quadrants of the city, as well as North Portland, the majority of evictions were in the areas of Southeast and North Portland.

As the cost of housing and the residential renters market increase in Portland, so too do the costs of renting a commercial space. As a result, some businesses are being pushed outside the city’s core.
In the overwhelming majority of cases, including the pearl district’s Dogstar Daycare kennel, Humboldt neighborhood favorite Hawaiian Style Grill, and Green Dog Motors’ tenants fell behind on rent.
Following 30 days’ written notice, a landlord may terminate a renter’s tenancy under the statute ORS 90.392 for material violation, damage, and non-payment of rent, among other things.
A tenant has 14 days to “cure the violation” following a landlord’s notice, according to oregonlaws.org. A landlord cannot terminate a rental agreement for failure to pay the current month’s rent.
Some businesses evicted from neighborhoods experiencing increased rental values are setting up shop elsewhere.
Dogstar will open a new location in Beaverton’s Progress Ridge Town Square, for example, while Green Dogs Motors moved from the Central Eastside neighborhood to Southeast 50th Ave.
In another example, Give Us This Day foster care, which was evicted from the trendy North Portland corridor of N. Vancouver Ave., relocated to the Northwest hills.
